1. About these terms

These terms govern your use of midspests.co.uk. By accessing or using the site you agree to be bound by them. If you do not agree, please do not use the site.

2. What this site is — and isn't

midspests.co.uk is an independent directory of pest control businesses operating in the West Midlands and surrounding areas. We are not a pest control company. We do not employ, train, supervise, certify or insure any of the businesses listed. We do not act as agent or broker for any pest controller, and we do not take payment on their behalf.

Listings are compiled from publicly available sources and may include businesses that have not asked to be listed. If you are a business owner and want your listing updated or removed, email info@midspests.co.uk.

3. Directory disclaimer & accuracy of information

We make reasonable efforts to keep listings accurate, but we provide all information "as is" and "as available" without warranty of any kind, express or implied. In particular we do not warrant that:

• phone numbers, websites, prices, opening hours or service areas are current or correct;
• a listed business is properly licensed, insured, qualified or trading;
• a 24/7 or "emergency" badge guarantees availability at any specific time;
• ratings, reviews or response times reflect the quality you will personally receive.

Always verify details directly with the pest controller before booking work or making payment.

4. No liability for third-party pest controllers

Any contract for pest control services is formed directly between you and the pest controller you contact. We are not a party to that contract.

To the fullest extent permitted by law, we exclude all liability for:

• the conduct, work quality, pricing, timeliness or professionalism of any listed pest controller;
• damage to property, injury, illness or loss arising from treatments, chemicals, equipment or any visit;
• missed appointments, no-shows, overcharging, or disputes over work carried out;
• data the pest controller collects from you after you have contacted them (governed by their own privacy policy);
• any indirect, consequential, special or economic loss (including loss of profit, data or opportunity).

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded under English law (including under the Consumer Rights Act 2015 where you are a consumer).

5. Callback requests

When you submit a callback form, your details are passed to the pest controller you selected so they can contact you. We do not guarantee a response, response time or that the controller will accept the job. See our Privacy Policy for how we handle this data.

You confirm that the contact details you submit are your own (or that you have authority to submit them) and that the issue described is genuine.

6. Acceptable use

When using the site you agree not to:

• submit false, misleading or fraudulent callback requests, or use the site to harass any listed business;
• scrape, copy, mirror, republish or resell any part of the site or our listings dataset without our written permission;
• use automated tools (bots, scripts, crawlers) to access the site at a rate that disrupts its operation, or to bypass any technical limit;
• attempt to gain unauthorised access to the site, our backend, admin areas or any user account;
• introduce malware, attempt to interfere with the site's security, or probe for vulnerabilities without written permission;
• use the site to send spam, unsolicited marketing, or any unlawful, defamatory or infringing content;
• impersonate any person, business or pest controller listed on the site;
• interfere with the cookie consent mechanism, advertising integrity, or attempt to manipulate ad impressions or clicks;
• use the site for any purpose that breaches UK law or the rights of a third party.

We may suspend or block access (including by IP address) for any breach of these terms, without notice.

7. Listings on this site

Inclusion in the directory does not imply endorsement, recommendation or partnership. "Verified" or "Featured" badges (where shown) reflect basic operational checks only and are not a guarantee of quality, qualifications or insurance cover. Pest controllers can request corrections or removal at any time by emailing us.

8. Advertising

We display advertising served by Google AdSense. We do not endorse advertisers and have no control over the specific ads shown to you. Any transaction you enter into with an advertiser is solely between you and that advertiser.

9. Intellectual property

The site's design, layout, written content, branding and code are owned by us or our licensors and protected by UK and international copyright. You may view and print pages for your own personal, non-commercial use. All other use requires our prior written consent.

Business names, logos and trade marks shown in listings remain the property of their respective owners and are used here for identification only.

10. Third-party links

The site contains links to external websites (e.g. pest controller websites, source pages). We are not responsible for the content, accuracy, security or privacy practices of any third-party site.

11. Availability of the site

We aim to keep the site available but do not guarantee uninterrupted access. We may suspend, withdraw or modify the site (or any feature) at any time without notice and without liability.

12. Changes to these terms

We may update these terms from time to time. The "Last updated" date at the top reflects the latest revision. Continued use of the site after changes means you accept the revised terms.

13. Governing law and jurisdiction

These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute arising from or related to these terms or your use of the site, except that if you are a consumer resident in Scotland or Northern Ireland you may also bring proceedings in your local courts.
