Grey Squirrels in the Loft: A West Midlands Removal and Proofing Guide
Grey squirrels in the loft are one of the most common spring and autumn calls across leafier West Midlands suburbs — Solihull, Sutton Coldfield, Edgbaston, Kenilworth and the villages around Stourbridge see the heaviest activity, because mature trees and 1930s tile roofs are the perfect combination.
They're also the pest most often misdiagnosed as rats. The treatment plan, the law and the price are all very different — so it's worth knowing what you're actually dealing with.
Squirrels or rats? How to tell from the noise
Both make loft noise, but the pattern is quite different. Squirrels are daytime animals — you'll hear heavy scampering, rolling sounds (cached acorns) and the occasional loud thump in the morning and late afternoon. Rats are nocturnal and lighter, with scratching that peaks between 10pm and 3am.
Squirrels also leave much larger droppings (cylindrical, 8 mm, often in concentrated latrine areas) and cause visible exterior damage — chewed soffits, lifted roof tiles, gnawed lead flashing around chimneys.
Why your loft is so attractive
Two breeding seasons per year (Feb–April and Aug–Sep) push pregnant females to find warm, dry, predator-free nesting sites. A West Midlands loft hits every requirement: warm insulation, easy access via overgrown trees onto roof valleys, and almost no human disturbance for months at a time.
- Overhanging branches within 2 m of the roof — the single biggest risk factor.
- Damaged soffit boards, gable-end vents or unprotected eaves.
- Lifted ridge tiles, gaps around chimney flashing, or missing roof tiles.
- Felt sagging behind the fascia — squirrels will pull it down to nest in.
The legal bit — this matters
The grey squirrel (Sciurus carolinensis) is listed as an Invasive Alien Species under the Wildlife and Countryside Act 1981 and the Invasive Alien Species (Enforcement and Permitting) Order 2019. It is a criminal offence to release a grey squirrel or allow one to escape into the wild once captured. In practice this means live-cage trapping must end in humane dispatch — you cannot drive one to a local park and let it go.
Red squirrels (the native species) are fully protected, but they aren't found in the West Midlands; any squirrel you see locally will be grey. A licensed controller handles all of this lawfully on your behalf.
What a proper removal job looks like
Effective squirrel removal is always two things in sequence: removal, then exclusion. Skipping either step almost guarantees the problem returns.
- Loft inspection to confirm active use, locate nests (dreys), and identify all entry points externally.
- Spring traps placed along active runs in the loft — checked daily by law.
- Once the loft is confirmed clear (typically 7–14 days), all entry points are sealed using galvanised steel mesh, metal flashing, or hardwood — never just expanding foam, which squirrels chew through in hours.
- Tree branches within 2 m of the roof recommended for cutting back.
- Damaged insulation soiled with urine and droppings is bagged and removed; the loft is then deodorised.
Why you should never just block the hole
Sealing the entry while squirrels are inside is the single most common DIY mistake. Trapped adults will chew through plasterboard, roof timbers or even ceiling lights to escape — often into the living space. Trapped kittens die in the loft and create both an unpleasant odour problem and a secondary fly/blowfly infestation that's harder to resolve than the squirrels were.
Always confirm the loft is empty (usually with one-way exclusion doors or by trapping) before any permanent sealing work.
Realistic West Midlands pricing in 2026
Squirrel jobs are quoted per programme because daily trap checks are a legal requirement.
- Standard semi or detached, single entry point: £280–£420 including trapping programme and basic exclusion.
- Multiple entry points or chimney involvement: £450–£700.
- Add £180–£350 for soiled insulation removal and replacement in a typical loft area.
- Tree cutback (subcontracted to a tree surgeon): from £150 depending on height and access.
Frequently asked questions
Can squirrels really do serious damage?
Yes. Chewed electrical cables in lofts are a documented cause of house fires, gnawed water pipes can cause flooding, and a season of soiled insulation often needs full replacement. The structural risk is comparable to rats but the daytime activity makes it more obvious to homeowners earlier.
Will moth balls, ultrasonic devices or peppermint oil work?
No. There is no peer-reviewed evidence that any of these deter squirrels reliably, and most people who try them end up with a worse problem because the squirrels have had more time to nest. Physical exclusion is the only thing that lasts.
How long does the whole job take?
Most West Midlands squirrel programmes are complete within 2–3 weeks: roughly one week of trap checks plus a return visit for the exclusion work. You can stay in the house throughout.
